501 2nd Street

The Swig Company is a national commercial real estate firm with an 80-year legacy of trust and sound investments. They have repeatedly delivered for both tenants and investors through many market cycles.

Over the past decade, FENNIE+MEHL’s business partnership with the Swig Company has supported this promise at three of Swig’s San Francisco properties, including 501 2nd Street.

In an effort to maintain its position as the premier Class A SOMA office property in the South Park area of the city, F+M worked closely with Swig to design state-of-the-art tenant amenities and upgrades to the property steadily over the years that attract and maintain a diverse tenant mix of technology and venture capital firms.

Built in 1925, the building holds great character with high ceilings, period details, and classic windows.  To maximize the building’s worth, F+M has renovated and improved many elements of the property – from the main building lobby that was refreshed with new finishes, furniture, lighting, and a curated art selection to improving the popular rooftop terrace with views of the Giants ballpark and South Park neighborhood.  In addition, Swig and FENNIE+MEHL strategically renovated six floors of restrooms, upgrading the old and tired toilet rooms with a simple sophistication that didn’t break the bank. The team also added a workout and yoga studio and shower facilities, popular tenant amenities that other SOMA office buildings notoriously lack.

Design upgrades were incremental and strategic, and F+M’s enhancements blended seamlessly with the existing architectural space resulting in a more functional, modern, and attractive building.

FENNIE+MEHL continues to collaborate with Swig on 501 2nd Street and other properties, working to merge design improvements and investment strategies in order to find the perfect sweet spot. Over the years, Swig and F+M have shared the same goals: that Swig’s property managers are poised for the market, their existing and potential tenants are driven to longer lease terms, and Swig continues to enjoy their reputation as a trusted real estate investor operator for maximum value properties.
