FENNIE+MEHL partnered with Pembroke and JLL to conceptualize transforming two traditional office floors into a single, fluid 40,000 sq. ft. space linked by a striking open stair that invites movement and connections. The reimagined space is framed by a restored historic courtyard and flooded with natural light. This combination of access to the outdoors and distinctive design is a rare opportunity within San Francisco’s Financial District.

More than a design exercise, F+M immersed themselves in the business goals of their partners, aligning leasing priorities, tenant culture, and team dynamics to provide a design that’s both aspirational and buildable. Every element was crafted to resonate with today’s tenants – flexible, functional, and ready to go from concept to construction.
